Among these banks, Habib Bank Limited (HBL) is successfully providing housing loans to the masses through the HBL Naya Pakistan Housing Scheme loan facility.

Buying a Home:
You can buy a built home through this facility.
Buy and Build a Home:
You can avail yourself of this facility if you want to buy a piece of land to construct a house.
Note: The financing facility will be available for expansion or extension of an existing housing unit. The condition, however, is that the housing unit after expansion/extension falls within the criteria specified under the facility. This facility does not allow financing for the renovation of an existing housing unit.
Features of HBL Naya Pakistan Housing Scheme Loan:
Below are the features of HBL Naya Pakistan Housing Scheme home financing under NAPHDA projects:
Size of the Housing Unit:
- The size of a housing unit should be up to 125 square yards (5 Marla)
- The apartment should have a maximum covered area of up to 850 square feet
Maximum Price of Housing Unit:
The maximum price of the housing unit should be PKR 3.5 million.
HBL offers the maximum housing finance of PKR 2.7 million.
Contribution from Customer:
The customer has to contribute 10% of the property value.
The eligibility criteria for the HBL Naya Pakistan Housing loan facility are below:
- All Pakistani (men and women) holding a valid CNIC
- Applicants should not own a house
- First-time homeowner, one unit per household
- A candidate can avail of this subsidized housing finance facility only once
- The loan scheme applies only for construction & first purchase of newly constructed affordable housing units
Key Qualification Criteria:
The key qualification criteria of the HBL loan facility are below:
Allowable Financing Cities:
The financing cities include all the cities of Pakistan where HBL Islamic Banking has its branch network.
Monthly Income of the Candidate:
HBL has no requirement regarding the monthly income of the candidate.
HBL has the following work experience criteria for the candidates:
1. Salaried (Existing HBL Customer):
Gov/AOL Employee – 6months
Non-AOL Employee – 1 Year
2. Salaried (New Customer):
Gov/ AOL Employee – 1 Year
Non-AOL Employee – 2 Years
Existing HBL Customer – 1 year old business
New Customer – 2 years old business
Co-applicant Income Clubbing:
Only up to 4 co-applicants are allowed for 100% clubbing.
Tenor and Rates:
The financing tenure ranges from 5 years to 20 years.
First 5 Years:
Next 5 Years:
For Period exceeding 10 Years:
1 year KIBOR plus 2.5%

Through the housing finance facility of HBL, the bank and customer become joint owners of a property. Bank’s ownership share is divided into specific units that a customer purchases from time to time to become a complete owner of the property. The customer pays agreed rents for using the bank’s share in the property till s/he gets the complete ownership of the property.
